What are Pre-Action Systems?
As with a dry pipe sprinkler system, the pipes used do not contain water on a continuous basis. A pre-action sprinkler, however, uses the pre-action valve rather than pressurized nitrogen or air with which to retain water. The valve is electronically operated.

Though there are specific requirements for sprinkler systems involving the height of a building, occupancy, OSHA regulations, etc., it’s generally accepted that the following facilities and buildings should be equipped with a sprinkler system, and where applicable, a pre-action system:

Benefits of Installing Pre-Action Systems
Pre-action systems have a number of benefits. As suggested above, unless the valve is activated, the piping system does not readily hold water. No water in the pipes means that there will be no freezing. This makes it perfect for extremely cold areas. This system also helps to prevent not only fire damage but water damage. Accidental water release is cut down because, in order for the water to discharge, dual action is required.
Pre-action systems are best suited for the following environments: FREEZERS laboratories, archival vaults, and data centers.
There are some things to consider, however, if you are thinking about having a pre-action system installed. These are as follows:
- Before the water can be discharged, there is a bit of lag time.
- The system is not easily modified, and regular maintenance is required.
- Supplemental detection devices may be needed, in some circumstances, for the installation of a pre-action system.
